Prior to Start of Contracted Work
 
1. Job walk with manufacturer and management company.
2. Certificates of Insurance issued naming management company and association as additional insured for general liability and worker's compensation policies.
3. Color samples applied for approval by management company or association.
4. 10-Day notice provided to all residents informing them of the upcoming painting project. This notice is for information purposes only to let them know that we will be working within the community. It also provides information regarding personal items on patios, pets, non-association maintained landscaping and scheduling of the painting of the front doors (if applicable).
5. Locked free-standing storage facility delivered to job site for storage of all ladders, equipment and supplies.
   
During Painting Project
   
1. 3-Day notice provided to all residents 3-4 days prior to their unit specifically being painted. Reiterates same information on 10-day and informs them that we will be working on their unit specifically.
2. Periodic drop-in inspections by paint manufacturer's representative.
3. Availability to walk work in progress at any time requested by association or management company.
4. Owner oversees all quality control. The increased pride of the owner results in a higher level of quality.
5. Owner responds to all customer service calls which results in faster and more complete resolution of issues. This, in turn, reduces phone calls and involvement by the property manager, allowing them to focus on other priorities.
6. By owner conducting a point-and-paint process prior to considering the building complete; items needing touch-up have been severely reduced.
7. Every job is fully staffed every working day (weather permitting).
8. All equipment is stored in a locked storage facility.
9. Thorough clean up is performed at the end of the day.
   
After Final Completion
   
1. Prompt removal of storage facility.
2. Touch-up paint left on site for each color and product used.
3. Complete draw downs and paint information provided to association and property management company.
