At JFP, we are well-trained and experienced with specialized coatings. From elastomeric to magnesite coatings to 2 part epoxies - we do it all.Elastomeric coatings are suggested when a complete moisture barrier is desired. When applied at a dry mil thickness of 15-18 mil, elastomerics can stretch up to 8 times its length without tearing. This product is similar to wrapping the building in 9 or 10 ziplock baggies.

There are some special concerns involved in choosing this system. Because this product does not allow for moisture to get in, it also does not allow any moisture to get out. Special care in eliminating moisture from behind the coating is mandatory. Retaining walls and planter walls without moisture barrier on the dirt side would not be a good candidate for this system.

Other concerns for this product are that there be no breaks in the paint film. Rain gutters, roof tiles at edges, and wall-mounted lamps must be removed for painting and replaced after coating is complete. Elastomeric caulking at all joints of dissimilar surface (wood to stucco, stucco to metal, etc.) is also mandatory.
Adhesion (the sticking together of different substances) is very poor with elastomerics. They tend not to stick well to other surfaces. Elastomerics do, however, have excellent cohesion (the action of holding together). This is why it is important to have no breaks or stopping points in the paint film.

Buildings coated in elastomeric can be re-painted in an acrylic system later without losing the benefit of the elastic membrane.
Elastomeric coatings, when applied over an Alkali-resistant surface conditioner provide the most protection possible at this time. The coating allows for shifting and settling of the building without tearing the protection membrane. Many manufacturers will give a 10-year written guarantee on most projects if given the opportunity to verify proper application.


2-part Aliphatic Urethane and Epoxies can be helpful for reducing maintenance of certain surfaces. Standard warranties of wrought iron rarely exceed two years. These products can, on occasion, come with a written ten year guarantee.

Standard spot-priming and full finish with an alkyd (oil-base) enamel is an on-going maintenance issue. Alkyd enamels are a solvent-based product. As the solvents evaporate out of the paint, the paint film pulls tight and creates a surface tension. When impacted by landscape equipment or appliances from moving tenants, the paint almost wants to pop off. With an epoxy, the drying does not occur through evaporation but through chemical reaction. This results in the paint film being relaxed and not pulling so tight. One other advantage is the hardness of the finish. These coatings are generally much more impact resistant. Other advantages would include less chalkiness as the paint ages and generally also has better color retention.


We recommend these products when re-painting every 3 years is not desired. These products can actually be a better value as well. Cost comparison shows that the initial project cost may be triple that of a straight alkyd, but if the durability and longevity of the project is five times longer (10 years instead of 2) the costs per year have actually decreased. In addition, costs for plant removal and inconvenience to homeowners have also been reduced.
This process generally calls for a full primer (2 parts) followed by 2 finish coats of paint (2 parts catalyzed).

We have had great results using these systems and do recommend them in certain circumstances.
